What is payable on top
Registration fees set by the Abu Dhabi Real Estate Centre, any mortgage arrangement fees, and service charges once the community is operational are payable in addition to the purchase price. Your advisor confirms current rates before you reserve.
How the price is paid
Every villa uses the same 25/75 plan: 5% on reservation, then 5% at months 8, 14, 20 and 48, with 75% on completion in April 2031. On the 4 bedroom villa that is AED 435,000 per instalment and AED 6,525,000 at the end.
UAE National rebate
UAE Nationals receive a 5% rebate from Modon, non-transferable and subject to terms. On the published starting prices that is AED 435,000 to AED 580,000 depending on the villa size.
