Hudayriyat Island: a buyer's guide

Hudayriyat Island is Modon's master-planned island off the southwest coast of Abu Dhabi city, and the home of Wadeem Gardens. This guide covers how the island connects to the capital, what is already open there, and what buyers should know about owning property on it.
Where the island is
The island sits opposite the Al Bateen district and is connected to the mainland by Hudayriyat Bridge. Modon puts Abu Dhabi city centre about 15 to 20 minutes away, and Dubai about 140 km, or around 1 hour 20 minutes, by car.

Scale and coastline
The island masterplan covers about 51 million square metres, adding more than 50 km of new coastline and around 16 km of beaches.
What is already on the island
- Surf Abu Dhabi and Velodrome Abu Dhabi
- Marsana, a waterfront promenade with a marina, splash park and skate park
- 321Sports, with a football pitch, athletics track and courts
- OCR Park, described by Modon as the UAE's largest permanent outdoor obstacle course
- Circuit X, with splash, skate, BMX and high ropes parks
- A 220 km cycling network, the 15 km Trail X mountain bike routes and the 5.5 km Hudayriyat Heritage Trail
- Bab Al Nojoum glamping resort
Residential communities
Besides Wadeem, Modon's residential communities on the island include Al Naseem, Nawayef, Nawayef Park Views, Nawayef Village, Nawayef Mansions and Bashayer. The first Wadeem release comprised more than 1,700 villa plots, and Wadeem Gardens now adds finished villas to the district.
Owning property on Hudayriyat Island
- Modon markets Hudayriyat Island homes as freehold for buyers of all nationalities.
- Property purchases of AED 2 million or more can qualify for the 10-year UAE Golden Visa, subject to the criteria in force when you apply.
- Wadeem Gardens villas start from AED 8.7M with a 25/75 payment plan and an expected handover in Q2 2031.
