Wadeem Gardens payment plan, instalment by instalment

Modon offers Wadeem Gardens on a 25/75 payment plan. You pay 25% in five equal 5% instalments during construction, and the remaining 75% is due on completion in April 2031. This guide sets out every date and what it means in dirhams for each villa size.

How the 25/75 structure works for buyers
Paying a quarter of the price during construction keeps the cash you commit before handover low, and the large final payment falls due when the villa is complete. Four of the five construction instalments land within the first 20 months, followed by a gap of more than two years before the month 48 instalment.
- 4 bedroom villa from AED 8.7M: AED 435,000 per 5% instalment, AED 2,175,000 during construction and AED 6,525,000 on completion.
- 5 bedroom villa from AED 10.2M: AED 510,000 per 5% instalment, AED 2,550,000 during construction and AED 7,650,000 on completion.
- 6 bedroom villa from AED 11.6M: AED 580,000 per 5% instalment, AED 2,900,000 during construction and AED 8,700,000 on completion.
Financing the completion payment
The plan is subject to off-plan mortgage approval. UAE Central Bank rules limit how much banks can lend against off-plan property, and each bank applies its own criteria for residents and non-residents. If you plan to finance the 75% payment, speak to a mortgage advisor before you reserve.
The UAE National rebate
UAE Nationals receive a 5% rebate from Modon. The rebate is non-transferable and terms and conditions apply. On a 4 bedroom villa at the starting price, 5% is worth AED 435,000.
Costs on top of the price
Registration fees set by the Abu Dhabi Real Estate Centre, and any mortgage arrangement fees, are payable in addition to the purchase price. Your Obaco Homes advisor will confirm the current rates for your purchase.
How much is the down payment for Wadeem Gardens?
The down payment is 5% of the price, paid on reservation. At Modon's starting prices that is AED 435,000 for a 4 bedroom villa, AED 510,000 for a 5 bedroom villa and AED 580,000 for a 6 bedroom villa.
When is the final 75% payment due?
The final 75% is due at month 54, in April 2031, on completion.
Can I use a mortgage to buy in Wadeem Gardens?
Yes. The payment plan is subject to off-plan mortgage approval. Lending limits and eligibility depend on UAE Central Bank rules and on the bank you apply to.
