This policy explains how Obaco Homes Real Estate LLC ("Obaco Homes", "we") handles personal data collected through www.modon-wadeem-gardens.com. We are a real estate broker registered with RERA under ORN 39478, and we are the controller of the data described here.
Data we collect
- Details you submit in our forms: name, email address, mobile number and country code, villa of interest and any message.
- Context sent with a form: the page you submitted it from, the site language and any campaign parameters in the link you followed, such as utm_source.
- Technical data processed by our hosting provider to deliver and secure the site, such as IP address, browser type and request logs.
How we use it
- To respond to your enquiry and send the information you asked for, such as the factsheet, floor plans and availability.
- To contact you by phone, WhatsApp or email about Wadeem Gardens and comparable projects, where you have agreed to this.
- To understand which campaigns bring enquiries, and to keep the site secure and working.
Legal basis
We process form data on the basis of the consent you give when you tick the consent box, and to take steps you request before entering into a contract. You can withdraw your consent at any time.
Who we share it with
Enquiries are stored in Zoho CRM, operated by Zoho Corporation as our data processor, and the site is hosted by Vercel. If you ask us to reserve a villa, we share the details needed for the reservation with the developer, Modon. We do not sell personal data.
How long we keep it
We keep enquiry records for as long as we need them to handle your interest, and for up to three years after our last contact with you, unless the law requires a longer period.
Your rights
Under the UAE Personal Data Protection Law (Federal Decree-Law No. 45 of 2021) and other applicable laws, you can ask to access, correct or delete your data, restrict or object to its processing, and withdraw consent. Cookies and browser storage
This site does not set advertising cookies. It uses your browser's session storage to remember campaign parameters and whether you have already sent an enquiry during your visit. Session storage is cleared when you close the tab. If we add analytics or advertising tools, we will update this policy first.

Form data is sent over an encrypted connection, and access to our CRM is limited to authorised staff.
